CMHC房贷保险新规7月1日上路!

从昨日(7月1日)开始,在CMHC的新规之下,“高风险借款人”获得按揭贷款保险就更难了,需要有更高的信用分才有资格申请还贷违约保险。另外,住房费用如房贷、税收和电气用度等费用,不得超过收入的35%。而这个比例以前的规定是39%。


CMHC于6月4日宣布从7月1日起提高承保按揭违约的标准。首付比例介于5%至19.99%的借款人是必须购买“按揭房贷违约保险”的,加拿大有大约35%的银行按揭贷款需要投保。CMHC是加拿大最大的房贷违约保险提供商,所以基本上人们会以“CMHC保险”来统称此项保险。其保险费率为贷款额的2.8-4%。


7月1日起开始实行的新政,是将承保违约保险的信用分门槛从600提高到680,并将毛偿债率(GDS)和总偿债率(TDS)从39%和44%分别降低至35%和42%。


新的偿债率门槛,大约会使购房者降低12%的购买力。其第三项调整措施,是针对有些借款人通过私人借贷或者使用信贷额度支付首付的做法,即不再对这些没有担保的用于首付的借款视作可保险物。

菲沙河谷6月楼市强劲复苏!销量增113%

卑诗省菲沙河谷区房屋销量较去年同期增加113%,较今年5月增加31%。


菲沙河谷地产局公布6月数字指出,6月该区总共销售1700间房屋,较去年同期增加113%。6月销售数字已非常接近10年来6月销售水平。


根据统计,菲沙河谷区的独立屋基准楼价较去年同期上涨3.6%、柏文楼价上涨3.3%,城市屋楼价则上涨1.9%。

大温6月房产报告 疫情下销量疯涨64.5% 重回卖方市场

BC省重启正式进入第三阶段,大家的生活都在逐渐恢复正常,而人们最关心的房市,也正以惊人的速度回升。

昨天,大温地产局(Real Estate Board of Greater Vancouver,REBGV)公布了6月房市的月度数据,令不少人都大吃一惊。

数据显示,2020年6月,大温地区的房屋销量为2443套,和今年5月份1485套的销量对比,本月销量暴涨了64.5%!

不仅如此,即使和去年同期不受疫情影响的时候相比,销量还是要高了17.6%。

这样的数据非常振奋人心,看来在全BC省重启的过程中,房市也正乘着这股东风快速恢复。

不过,今年5月以及去年6月都处在房市的低谷时期,如果要和大温近10年来6月的平均销量相比,还是要低上了21.9%
